What I Can Advise On
I can provide financial advice in the following areas: Residential Lending, Personal Lending & Business Lending.
I do not provide advice in the following areas: legal or estate planning (e.g. wills, trusts, contracts), general insurance (e.g. home, contents, vehicle), personal insurance (e.g. life, health, income protection), or investment products (e.g. shares, bonds, managed funds, KiwiSaver).
During my advice process, I may refer to some of the above areas and offer general comments to demonstrate the importance of integrating my advice with them. These general comments do not substitute the requirement for you to seek independent advice in those areas from an appropriate specialist.
Duties & Standards
As a Mortgage Adviser, I have an obligation to always put your interests first when making a recommendation. I have duties under the Financial Markets Conduct Act 2013 relating to the way I give advice, and I am required to:
- Give priority to your interests by taking all reasonable steps to make sure my advice isn't materially influenced by my own interests.
- Exercise care, diligence, and skill in providing you with advice.
- Meet standards of competence, knowledge and skill set by the Code of Professional Conduct for Financial Advice Services.
- Meet standards of ethical behaviour, conduct and client care set by the Code of Professional Conduct for Financial Advice Services.
This is only a brief summary of the duties that I have. More information is available by contacting me directly, or by visiting the Financial Markets Authority website. You will be asked to sign an important document, "Authority and Declaration," when we complete your loan application — I recommend reading this before you sign it, and I'm happy to answer any questions to make sure you understand it.
Fees, Commission & Other Interests
Fees or other charges: I do not charge you a fee if you decide to take out a mortgage following my advice.
Commissions and incentives: I receive remuneration through a combination of a retainer from Invicta Financial Limited and commissions paid by lenders. If you accept and act upon my advice and your loan settles, I will receive a commission from the relevant lender — generally between 0.60% and 1.00% of the initial mortgage balance or amount funded. I may also receive a retention commission of between 0.15% and 0.20% of the outstanding mortgage balance on each anniversary of the loan, subject to the lender's applicable commission arrangements. No commission is received if you don't accept and act upon my advice. The commission I receive from lenders is shared with Invicta Financial Limited in return for providing compliance support, training, and back-office support.
Reliability history: a reliability event is an event that may materially influence your decision to seek financial advice from me or from Invicta Financial Limited — for example, legal proceedings or bankruptcy within the last four years. Neither Invicta Financial Limited nor I have been subject to a reliability event.
Managing conflicts of interest: to ensure your interests are prioritised above my own, I follow an advice process based on your individual goals and circumstances, research suitable products and providers to ensure my advice meets your needs, and complete ongoing annual training on identifying and managing conflicts of interest. Any conflicts identified are recorded in a register that is regularly reviewed. Invicta Financial Limited is subject to annual audits and compliance reviews to ensure we continue to act in your best interests.
